About Dronagiri

Overview :

Dronagiri is on the southern tip of Navi Mumbai and is surrounded by water bodies. The locality shares excellent connectivity by rail, road, air and sea and is touted to be one of the most sought-after investment destinations in the city with high future prospects. The realty market in this locality has witnessed the inflow of several new properties over the last five to six years, after the announcement of Navi Mumbai SEZ and Navi Mumbai International Airport. As of now, the location is fast developing and, hence, only offers average social infrastructure facilities. For basic necessities, it is completely dependent on its nearby areas such as JNPT Township and Uran. Due to its proximity to the port, this zone is ideal for port-based industries.


Connectivity :

The locality is directly connected to Panvel via Uran Panvel road and offers hassle-free travel.

The under-construction Uran railway station is 1km away. Once completed, it will have direct connectivity to Chhatrapati Shivaji Terminus (CST), western suburbs and Thane.

The locality is in close proximity to Mora Jetty, which connects Navi Mumbai to South Mumbai by their regular speed boats. The travel time is around 35 minutes.

It is also in close proximity to proposed Mumbai Trans Harbour Link (MTHL), also known as Sewri-Nhava Sheva Trans Harbour Link, 22 kms Sea Bridge connecting Mumbai and Navi Mumbai City. When completed, it would be the longest sea bridge in India.


Factors for Growth :

New Navi Mumbai International Airport, MTHL, Dronagiri SEZ and JNPT are some of the major growth drivers for this locality and have largely boosted the realty prospects here. City and Industrial Development Corporation of Maharashtra (CIDCO) announced affordable housing units to be constructed in 60 hectares of land to rehabilitate people displaced by the Navi Mumbai Airport.

CIDCO has already done the tendering for infrastructure development, which has already boosted the realty market here.

The property prices in this locality are quite low compared to other localities such as Ulwe, Nerul and Kharghar. Moreover, the area has high potential for future growth.

Dronagiri is located just 10kms away from the proposed Navi Mumbai International Airport and 1km away from JNPT Township.

Proposed industrial facilities in the locality would serve the port-based industries, including auto components, electronic hardware, apparel and logistics and warehousing. The locality would also comprise multi-services including IT/ITeS, KPO/BPO, software and financial services.


Infrastructure Development – Social & Physical :

CIDCO is the planning and development authority for this locality with expectations that future infrastructure development would be world-class and equipped with all basic amenities. As of now, the locality lacks basic social and physical infrastructure facilities and is not recommended for end-use. Most properties here are in under-construction stage and it is likely that physical and social infrastructure would take two years for development.

Prominent Schools in and around this area include Jawaharlal Nehru port Vidyalaya, Anmol English Medium School, Tukaram Hari Vajekar High School, to name a few.

Prominent Hospitals in and around this area include JNPT Hospital, Care Point Hospital, Indira Gandhi Hospital, among others.


Major Challenges :

Dronagiri has high potential for future growth but it is completely dependent on the execution of the proposed infrastructure projects as promised by CIDCO.

The major challenge for this locality is lack of social infrastructure development within the vicinity. Basic amenities like drainage, sewerage and transportation are also not in place.
